Crawl Space Repair & Moisture Control in Charleston, SC
Most homes in the Lowcountry stand over a crawl space, and Charleston's humid air, heavy rain and high water table work on it all year. Left alone, moisture under a house shows up upstairs as musty air, sagging floors, swollen door frames and wet insulation.
Charleston Crawl Space Services connects Charleston homeowners with a local crawl space contractor for a free, no-obligation assessment and a written quote.

What crawl space work involves
- Inspection first. Moisture readings, standing water, the condition of the wood and insulation, and whatever vapor barrier is already down there. The fix depends entirely on what the inspection finds.
- Moisture control. A heavy-gauge vapor barrier over the ground stops moisture rising from the soil; full encapsulation seals the walls and vents as well, usually with a dehumidifier to keep the space dry.
- Drainage. Standing water calls for drainage work - interior drains or a sump pump - before anything gets sealed.
- Structural repair. Floor joists and sills weakened by long-term moisture can be repaired or reinforced, and supports installed to take the sag out of floors above.
- The CL-100. Homes in South Carolina are commonly sold with a CL-100 wood infestation report, and excess moisture or fungus under the house is one of the most common findings on one. Fixing the moisture is crawl space work.
- Cost. A minor repair can be a few hundred dollars; full encapsulation with a dehumidifier, or structural work, can run well into five figures. Your number depends on the size of the space and what the inspection finds - which is what the free assessment is for.

Call 843-438-6795Common questions
- Is the assessment really free?
- Yes. The contractor assesses the crawl space and quotes the work at no charge, and you are under no obligation to accept it.
- Do I need full encapsulation, or just a vapor barrier?
- It depends on what the inspection finds - how wet the space is, where the water comes from and what condition the wood is in. A good contractor prices the options, not one package.
- Who actually does the work?
- An independent local contractor. Where a job involves structural repairs, that is permitted and inspected work in South Carolina, and the contractor handles the permits. We are a local lead service, not the contractor - see the disclosure below.
- What happens after I call?
- We take your details and pass them to the local contractor, who calls you back to set up your free assessment.
